In July 2012, the New York City Department of Housing Preservation and Development (HPD) launched adAPT NYC, a pilot program to develop a new model of housing to adapt to the City’s changing demographics. HPD invited developers to submit proposals for the design, construction, and operation of a micro-unit building in a city-owned land, at 335 East 27th Street in Kips Bay, Manhattan. A micro-unit is an innovative apartment model, which includes a kitchen and bathroom, that is smaller than what is allowed under current regulations.
 
 
 
Currently, there are 1.8 million one- and two-person households (more than 60 percent of New York City households) and only one million studios and one-bedrooms to meet this housing demand.
 
On Tuesday, the city unveiled the winning team of the competition, a partnership between Monadnock Development, Brooklyn-based nARCHITECTS and a nonprofit that serves creative arts professionals, the Actors Fund Housing Development Corporation.
 
 
The micro-units will be the size of a hotel room. The winning proposal displayed large windows, Juliet balconies, plenty of storage space, an electric toilet that doubles as a bidet, a Murphy bed, a flat-screen TV that slides to reveal extra shelving and a coffee table-cum-ottoman that deconstructs into four stools. The 10-story tower in Kips Bay will rise thanks to modular construction: units will be prefabricated, then stacked on top of one another like legos.
 
 
Forty percent of the units will be affordbale, restricted to tenants earning no more than $77,190 a year, the rest will be at market rate. Rents will start at $914 a month, and will go up to $1,873.
 
The micro-units are designed to appeal to young professionals, students, but also retirees or nurses from nearby Bellevue Hospital Center.

This week's blog post brings us to sunny California, one on my favorite States in the USA. California symbolized throughout most of the twentieth century the good life in America. In some way, at least in my opinion, it still does. This is why I love finding and writing about its special and famous homes.
 
The Kaufmann House, located in Palm Springs,  was designed by Richard Neutra in 1946. The home was commissioned by Edgar J. Kaufmann Sr., a Pittsburgh department store tycoon as a desert retreat from harsh winters. A decade earlier, Kaufmann commissioned Frank Llyod Wright to build Fallingwater in Pennsylvania.
 
The house has five bedrooms, six bathrooms, a pool, tennis court, a pool house ("viewing pavilion") and large sliding glass walls which open the living spaces and master bedroom to adjacent patios. Major outdoor rooms are enclosed by a row of movable vertical fins that offer flexible protection against sandstorms and intense heat. The home was supposedly sold on May 13, 2008, for US$15 million at an auction by Christie's but the sale later fell through, as the bidder breached terms of the purchase agreement. Most unusual about the sale, though, was the fact that Christie's categorized the home not as a residence or a piece of property, but as a work of art. It hit the market once again a few months later, this time as a regular real estate sale, for just under $12.9 million, but it seems it never sold and it looks as if it has since been taken off the market.
 
The Kaufmann house is not only considered to be one of Richard Neutra's finest designs, but also one of the most important examples of mid-century modernist architecture in the entire world. This house is also a great example of how Neutra was known for catering to the needs of his clients, so that their houses would be not only functional but also nurture their owners psychologically.
 
Two of the most special and iconic architectural dwellings in the entire world - the easter mountain "Fallingwater" and western desert "Kaufmann House" - were constructed for the same man. Mr. Kaufmann must have been a very interesting person to meet.

The Design District is preparing for a facelift and the designers at Dacra have announced the exciting and comprehensive plans. At the center of the plans, Plumer Alley, which is adjacent to Oak Plaza will be extended from 42nd Street to 38th Street which would create a pedestrian street similar to Lincoln Road, and would stretch the length of the district. Two department stores with up to three stories will be on either end and a number of luxury retailers have already signed up to be in this thoroughfare. Louis Vuitton, Hermes, and Cartier are some of the names that have been announced and they will have temporary shops open as soon as this fall. They have also announced a 53 room hotel and a 96 unit residential project with special focuses on rooftop gardens with cascading green walls. The project will literally transform the district and many inquiries are being made already regarding the real estate opportunities in the surrounding neighborhoods.
Currently under construction is the first garden that will replace Enea Bamboo Garden and the new facades are being constructed at the Dacra properties along NE 2nd Street to facilitate these plans. Opening this August is also the Cartier headquarters at 151 NE40th Street. The store will be 4,331 square feet with 3,000 square feet of retail area with four private viewing rooms including Cartier jewelry, watches, accessories, and fragrances. According to Dacra, this area is meant to appeal to European sensibilities and they will likely attract very high prices. The designs are very sophisticated and the retailers will be a step up from Bal Harbour, however Dacra is not seeking to change the character of the district significantly and will have a low-rise mixture of old and new construction. Trees will be spared at all costs and the entire project will be as green as possible. Jorge Perez, developer tycoon (The Related Group), has announced his latest project, Icon Bay. In the past 20 years, The Related Group has lived up to its slogan which is “Redefining Cities and Skylines" by establishing relationships with key international developers such as Donald Trump, and  world-renowned architects/designers such as Arquitectonica, Philippe Starck, Carlos Ott and Pininfarina to create some of the most luxurious residential and commercial developments in the world. Some of their landmarked developments in Miami include the Trump Hollywood, Icon Brickell, Icon South Beach, Apogee Beach, and Millecento.
